Simply due to the fact that the quality of the lawyer´s work cannot possibly be judged that quickly. Most legal problems only emerge when the same property is sold again. Multilingual services

Quite a number of Spanish lawyers who practise in areas where foreigners settle speak excellent English or other languages like German, French or Dutch and are used to dealing with foreign residents in Spain. Conventional wisdom says that the buyer always needs a Spanish lawyer but the seller may not. We say that the seller, in the complex world of international property transfer, really ought to have a Spanish lawyer too.

Your estate agent may be perfectly competent, but complications can arise outside his or her area of expertise. It is always better to have two people working for you, both the estate agent and your lawyer.

The majority of property transfers are quite clear-cut and no problems arise after a Spanish lawyer has done the legal investigations. Nowadays very few turn into nightmares. Spanish lawyer´s fees vary widely. You can take one per cent of the purchase price as a guideline for a standard property transfer. Get it clear with your lawyer before you start.
